HVAC and Heat Pump Maintenance Plans
Most breakdowns we see could have been caught months earlier: a capacitor that was already weak in April, a drain line half clogged with algae, a coil packed with pollen. A Coastline Comfort Membership puts your heat pump or air conditioner on a regular schedule, with two visits a year, a 21-point inspection, priority scheduling and discounts on any repairs. It's the simplest way to keep a system that runs nearly year-round from failing on the hottest weekend of the summer.

What Every Membership Includes
Each Comfort Membership covers bi-annual service and a 21-point inspection of one HVAC system. One visit comes ahead of the cooling season and one ahead of the heating season, so the system is checked for the work it's about to do. After every visit, you get a checklist, a description of your equipment with photos or written notes, and any recommendations to keep it running in good condition. Nothing gets sold on the spot; you get the facts and decide.
If the inspection turns up something that needs fixing, like a weak capacitor or a drain line starting to clog, we'll show you what we found, explain it in plain English and give you the price with your member discount already applied. Small problems found on a maintenance visit are almost always cheaper than the breakdown they would have turned into.
The 21-Point Inspection
Outdoor Unit (Heat Pump or Condenser)
We check the coil for dirt and damage and clean it as needed, look over the fan motor and blade, and test the electrical parts. That includes measuring the capacitor against its rating, which tells us when one is weakening before it fails and leaves you without cooling. We also look for loose connections, worn contactors and signs of corrosion, and confirm the refrigerant pressures are where they should be.
Indoor Unit (Air Handler or Furnace)
Inside, we check the blower, the indoor coil, the filter and the drain. We clear the condensate line before it can back up, and test the float switch that shuts the system down if the pan fills. Before winter, we test the heat strips and sequencers, or on a gas furnace, the burners, igniter and flame sensor.
Thermostat
We confirm the thermostat is reading the room accurately and controlling heating, cooling and backup heat the way it should. On heat pumps, we also run a defrost check so we know the unit will clear ice properly when the cold weather comes.

Why Regular Maintenance Pays Off
Fewer Surprise Breakdowns
The parts that fail most often, capacitors, contactors, drain lines and fan motors, almost always show wear before they quit. A technician who looks at your system twice a year catches them while they're still a small, scheduled repair instead of an emergency on a 95-degree Saturday.
On this coast, the condensate drain deserves special mention. Your system pulls gallons of water out of humid summer air, and algae loves to grow in that warm, wet drain line. A line that's cleared twice a year rarely backs up. A line that's ignored for three summers is one of the most common reasons we get a call about water dripping from a ceiling or a closet.
Lower Power Bills
A clean coil, correct refrigerant levels and good airflow let your system run the way it was designed to. A dirty, neglected system can use noticeably more electricity to deliver the same comfort.
It also keeps your backup heat honest. A heat pump that's slowly losing efficiency hands more and more of the winter heating job to the electric strips, and the first sign is usually a power bill, not a cold house. A twice-a-year check catches that drift early.
A Record of Care
Every visit leaves a written record of your system's condition. That history helps us spot changes over time, and it's useful if a warranty question ever comes up or when you sell the house.

Maintenance Plan Questions
How many systems does a membership cover?
Each membership covers one HVAC system. Homes with two systems, such as one upstairs and one down, can cover each one.
When are the two visits scheduled?
One in the spring before cooling season and one in the fall before heating season, so the system is checked right before it goes to work.
What does "priority scheduling" mean?
When members call for a repair, they move to the front of the schedule during our regular business hours.
Can I join if my system is already a few years old?
Yes. Older systems often benefit the most, because regular checkups catch wear before it turns into a breakdown. On the first visit we'll give you an honest read on your system's condition.
